This document concerns the confirmation of a property deal in late Mamluk Cairo. The buyer is a lady called Fatima bint Shams al-Din Muhammad ibn 'Umar al-Zahiri. She appears to be a member of the ruling royal family according to her titles as they appear in the document and according to what became of the property after her death.
The seller is a merchant of the Bastiyyah suq called Shams al-Din Abu 'Abdullah Muhammad ibn Zayn al-Din 'Abd al-Karim ibn Nur al-Din Abu'l Hasan 'Ali al-Saffa'i.
The property in question is said to have been located near the madrassa of the current ruler, al-Malik al-Ashraf Qansuh II al-Ghuri. It is described in some detail (the rooms, doors, benches, galleries, a row of palm trees etc.) and said to have bordered the property of the aforementioned noble lady by the North and West. The deal cost 70 local golden dinars which are witnessed as being genuine. The names of two witnesses are given.The text to the right of the main text written perpendicular to it is the proof of identification of the seller.
The verso says that the deal was witnessed by the judge Mufti al-muslimin Shihab al-Din Abu 'l 'Abbas Ahmad ibn Shams al-Din Abu 'Abdullah Muhammad al-Sahrajati, the deputy of the ruler of the "Egyptian Lands". This was done on the 29 Rajab 909/17 January 1504 AD. The two texts on the right of the main text are also interesting. The first says that after the death of the lady, Fatima, all the property described in the scroll passed to the Mamluk Sultan al-Malik al-Ashraf Abu'l Nasr Qansuh al-Ghuri.
The second text says that all the property described in the scroll was given by this Mamluk ruler as waqf to his madrassa, which it is descibed as adjoining in the original deed, for the use of religious people. This is dated 20 Safar 911/23 March 1505.
